Bathroom resealing in Durrant Green

Bathroom resealing for homes and businesses in Durrant Green

Across Durrant Green, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on sinks & splashbacks, shower trays & enclosures and baths, and people most often call us about a messy, uneven bead from a previous reseal and damp behind the bath or under the tray.

Around Durrant Green, it’s houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why act early in Durrant Green

Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In a small place like Durrant Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What happens on the day

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Durrant Green, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Do not let bottles sit on the bead
  • Give the silicone its full cure time
  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What we are called out for in Durrant Green

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The problems people normally mention when they call include:

  • Failed sealant on the screen profile
  • A bead that has pulled away from the tiles
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black

In the older streets around Church of St Michael, walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • Which colour the sealant will be
  • How much experience the applicator has
  • Whether VAT is included
  • Are they insured?

Choosing a sealant specialist

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

What affects the quote in Durrant Green

Your quote is based on your job. We look at:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How many areas need sealing

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
