About our bathroom resealing in Biddenden

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include water getting behind the bath panel and a reseal done over the top of the old bead, on kitchen worktops & upstands, shower trays & enclosures and sinks & splashbacks.

Homes around Biddenden are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

If you manage several properties in or around Biddenden, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

What we’re called out for in Biddenden

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

It’s worth asking for a quote if you see:

  • A joint torn by a bath that flexes
  • Cracked, shrunken or lifting silicone
  • Smears of silicone across the tiles
  • Failed sealant on the screen profile

If you live in an older home near Parish Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • How the joint is cleaned and prepared
  • What the quote includes, VAT included or not
  • What guarantee comes with the work
  • Which sealant they’ll use, and why

Quotes for bathroom resealing in Biddenden

The quote reflects the job in front of us. We take into account:

  • Whether old sealant or filler has to be cut out
  • The size of the job
  • The product the joint needs
  • Any mould that needs treating

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.

Surface by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Biddenden homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Rented homes near Headcorn station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as John Mayne Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Leave it or put it right?

Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a small place like Biddenden, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Failed grout lines across the wall

If in doubt, call 0345 464 0079 or email us and we will say what we think.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do. Somewhere as small as Biddenden, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

Your questions about bathroom resealing in Biddenden

Do you cover smaller places like Biddenden?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Headcorn station?

Yes, we work for landlords and agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Do you have insurance?

Yes. We’re fully insured for domestic and commercial work.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can you just seal over the old silicone?

No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.
