Bathroom resealing in Cock Marling

What we are called out for in Cock Marling

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

These are the problems we’re asked about most:

  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Leaking joints on a shower screen
  • Water getting behind the bath panel

If you let a flat or house near Winchelsea station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing in Cock Marling, done properly

Homes in Cock Marling have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on wet rooms, sinks & splashbacks and basins & vanity units, and people most often call us about leaks into the floor or ceiling below and new sealant laid over old sealant that is now lifting.

Being in a small place like Cock Marling makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Each job carries a 12-month guarantee, whatever its size.

Leave it or put it right?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is normally all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. Older cottages and farmhouses around Cock Marling can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

What you get with us

  • Old sealant always removed completely
  • Tidy, careful work
  • Approved under the ARBOMaster scheme

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Somewhere as small as Cock Marling, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can

Yes. We are fully insured.

Can you get rid of the black mould in my sealant?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What should I tell you?

Let us know what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels.

What the job involves on each surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Bathrooms and kitchens in Cock Marling

Cock Marling is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start
  • Move toiletries away from the joint
  • Never pick at the silicone with a blade

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
