Bathroom resealing in Cackle Street, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, wet rooms and baths, and the jobs we see most are black spots spreading through the bead and damp behind the bath or under the tray.

Being in a small place like Cackle Street makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

Whatever the size of the job, it’s backed by our one-year guarantee.

What we do, step by step

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Cackle Street needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Give the silicone its full cure time
  • Check the joints every few months for splits or lifting
  • Keep the fan on for a while after bathing
  • Dry worktop joints after washing up

In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Signs you need bathroom resealing in Cackle Street

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

The problems people usually mention when they call are:

  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen
  • Sealant that has split, shrunk or peeled away

Homes close to The Parish Church of St George include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • Whether they’re fully insured
  • Whether VAT is included
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared

Our hiring checklist

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Cackle Street can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

How the job changes by surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.

Cackle Street homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Brede Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Doleham station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)
  • Movement from a bath with loose feet or no proper support

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before you book.
