Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Bathroom resealing in Rye

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Rye. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on baths, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are mouldy sealant that has gone black and new sealant laid over old sealant that is now lifting.

Smaller places like Rye still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

All our work is covered by a 12-month guarantee.

Do you need bathroom resealing in Rye?

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • New sealant laid over old sealant that is now lifting
  • A bead that has pulled away from the tiles
  • Gaps between the worktop and the wall
  • A joint torn by a bath that flexes

If you let a flat or house near Rye station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Homes in smaller places like Rye can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe up water along the back of the worktop
  • Look for lifting corners and small gaps now and then
  • Don’t let bottles sit on the bead
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is. For a job in Rye, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • On commercial sites, let us know about site rules
  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit

What the job involves on each surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.

Landlords, agents and businesses in Rye

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured for the work.

Rye questions

Can you help a landlord with a rental near Rye station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Will you come out to Rye?

Yes, Rye is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How do I get a quote for bathroom resealing in Rye?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Where is Mr Mastic based?

We work from Crawley. We cover Rye and the rest of East Sussex.

Bathroom resealing around Rye

Rye is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Rye Community Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
