What affects the cost of external mastic

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • The number of rooms or windows
  • Access and height

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, call 0345 464 0079 or email us for an honest opinion and a quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The problem you’ve noticed
  • The rough size of the job
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

External mastic in Old Town, done properly

Low-level joints can generally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. Common call-outs are for sealant pulling away from one side of the joint and damp patches traced to an open external joint, across joints between brick and frames, brickwork movement joints and copings & trims.

Around Old Town, garages, outbuildings and extensions all add to the joints on the outside of a home. Leaks normally start at a gutter end, a garage door frame or where an extension meets the house.

You are covered for a year from the day we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

Your questions about external mastic in Old Town

Do you cover smaller places like Old Town?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect external mastic in Old Town?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

What’s an expansion joint in brickwork?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

How often do external joints need resealing?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

How long will you be here?

As a guide, most jobs take a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer, and we will tell you how long to expect.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Signs you need external mastic in Old Town

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

It’s worth asking for a quote if you see:

  • Damp patches traced to an open external joint
  • Moss and dirt in joints with no sealant left
  • Hard, crazed mastic that has stopped moving
  • Joints pointed up with cement by mistake

For an older house near a landmark such as Church of St Mary, an extension built onto an older house moves differently, and the joint between them takes the strain.

What your quote should include

  • What preparation is included
  • How long to leave it before use
  • The length of the guarantee
  • How hidden problems are handled

10 questions to ask before you book

Leave it or put it right?

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner, so it pays to do it properly once. In an older home around Old Town, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Old Town buildings and the weather

Old Town is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Rented homes near Eastbourne station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Old Town is about 1 mile south-west of Eastbourne, in East Sussex. Anywhere in BN21, we can carry out external mastic at your property. Our East Sussex coverage runs to 289 places, and Old Town is one of them. For nearby work, see our Brighton page (18 miles or so).

Every address in BN21, BN20 and BN22 is within our area for external mastic. That includes homes and businesses on Love Lane, Mill Road and Greys Road and the roads around them. Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Check external joints each spring
  • Check the sealant is paintable before painting near it
  • Keep water from gutters off the wall
  • Wash walls gently around the sealant

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Parking around Old Town is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Clear items away from the joints we are working on

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.
