Bathroom resealing in BN20: how it works
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include black mould in the silicone that won’t clean off and sealant that has split, shrunk or peeled away, across wet rooms, baths and sinks & splashbacks.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How we quote
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Around Lower Willingdon
We work in homes and buildings around St Wilfrid, Willingdon Community School and The Wheatsheaf Inn, among other places. Bathrooms and kitchens across BN20
Homes across BN20 range from older properties to new builds, and in places like Eastbourne, Old Town and Upperton there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in BN20, joints are cleaned back properly before anything new goes in. BN20 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.
Lower Willingdon: If you live in an older home near St Wilfrid, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Polegate station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Why it fails
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Two layers of silicone, both failing
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
- Black mould in the silicone that will not clean off
Looking after it afterwards
To keep the joints looking good and working properly:
- Move toiletries away from the joint
- Keep scourers and sharp tools away from the bead
- Clean with a mild bathroom cleaner and a soft cloth
- Keep an eye on the corners, where splits start
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
What happens if it’s left?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
What your quote should include
- What guarantee comes with the work
- Whether they’re fully insured
- Whether all the old sealant comes out first
- How much experience the applicator has
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Questions from BN20
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
How long before the new sealant can get wet?
Normally after around 24 hours. You’ll get the exact cure time before we leave.
