Bathrooms and kitchens in Birling Gap

Birling Gap is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

In the older streets around The Parish Church of St Simon and St Jude, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When it isn’t the sealant

We will not take on work that will not last, so these are the limits:

  • A bath or tray that moves because it is not properly supported
  • A tray or bath that is cracked through
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures

How the job changes by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Signs you need bathroom resealing in Birling Gap

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Look out for any of the following:

  • A messy, uneven bead from a previous reseal
  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand
  • Gaps where the bath or tray has moved

If you let a flat or house near Eastbourne station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

FAQs for Birling Gap

I let a flat near Eastbourne station. Can you help?

Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Can you do bathroom resealing in Birling Gap?

Yes. We work across London and the South East, and Birling Gap is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you fully insured?

Yes. Mr Mastic is fully insured.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Is white the only colour available?

You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we’re using.

What we do, step by step

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a couple of hours for a single bath or shower. Somewhere as small as Birling Gap, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Advice

How we quote for bathroom resealing

There’s no set price list, because jobs vary so much. What we look at:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with
  • Whether the work is at height

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before

For a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.
