Sealant work in BN21

Bathroom resealing in BN21: how it works

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for water escaping at the shower enclosure and water getting behind the bath panel, on kitchen worktops & upstands, baths and basins & vanity units.

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes half a day or less for one room, longer when the kitchen is included.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What affects the price in BN21

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Where we work in BN21

From Eastbourne, Old Town and Upperton to its smaller places, homes across BN21 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. BN21 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.

Old Town: In the older streets around Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Eastbourne station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Look for lifting corners and small gaps now and then
  • Keep scourers and sharp tools away from the bead
  • Wipe the sealant dry after showering
  • Use gentle cleaners on the silicone

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

What affects the quote in BN21

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether there’s mould to deal with
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The rough size of the job
  • Any access issues, like height or stairs
  • The type of property
  • Pictures of the joints, sent by email

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, call 0345 464 0079 or email us.

Landlord and commercial work in BN21

Landlords and agents in BN21 can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

How the job changes by surface

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.

Questions from BN21

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

What information do you need?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.

Do you cover BN21?

Yes. We cover BN21 and the rest of East Sussex. For a quote, phone 0345 464 0079 or drop us an email.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
