Remedial sealant in Old Town, done properly
Two decades of sealant work means we recognise most failures quickly. We’re fully insured ARBOMaster approved applicators, and remedial work carries our 12-month guarantee. We work on botched or over-sealed joints, leaking tray & enclosure joints and failed movement joints, and common reasons people get in touch are dark patches showing through the sealant and repeat leaks from the same joint.
In a smaller place like Old Town, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
There’s a 12-month guarantee on every job, large or small.

How the visit works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. A visit to Old Town is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you are told about anything else we found.
Preparing for the visit
- Mention any parking rules near the property
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

Related advice
What the job involves on each surface
Windows & doors
Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.
Movement & expansion joints
Joints filled with mortar, grout or rigid filler cannot move. We rake that out where it can be removed and seal with a flexible product.
Remedial sealant around Old Town
Old Town is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you live in an older home near Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.

What we can’t put right
We’ll always be straight with you, so here’s what sealant can’t fix:
- A bath, tray or worktop that moves until it’s properly fixed
- A cracked shower tray or bath (that needs repair or replacing)
- Sealant in an older building that needs testing for asbestos first
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.

When to call us in Old Town
Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.
Most people get in touch when they notice something like this:
- Sealant peeling off a dusty or damp surface
- Products that weren’t meant for the joint
- Torn expansion joints
- A shower that leaks however often it’s resealed
If you let a flat or house near Eastbourne station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Questions to ask before you book
- Is the old sealant removed completely?
- How long the guarantee is
- How much experience the applicator has
- How long to leave it before use
What affects the cost of remedial sealant
The price is agreed before any work begins. It’s based on:
- The number and length of the joints
- How many areas need sealing
- The product the joint needs
- Working hours on commercial sites
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.
Asking for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Whether it has been sealed before
- Pictures of the joints, sent by email
- The address or postcode of the job
- Any access issues, like height or stairs
Want a quote for remedial sealant? Please ring 0345 464 0079 or send us an email and tell us about the job. We will explain what we’d do and give you a clear price before we start.
What happens if it’s left?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Around Old Town, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.
