Common questions in Old Town
Is Old Town within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Eastbourne station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
Can you match the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient.
How long does sand mastic take to go off?
Not right away. It skins first and hardens fully later, and we will tell you what to expect.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you guarantee sand mastic work?
You get our 12-month guarantee to all our work.
Sand mastic in Old Town
If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. Common call-outs are for gaps between timber frames and stone or brick and silicone on a period window that looks wrong, on period & listed homes, sash and case windows and tenement windows.
Houses in smaller places like Old Town can stand more in the open than those in a built-up town. The mastic around frames on those walls tends to age faster.
You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Have rotten timber repaired before new mastic goes in
- Plan mastic work ahead of painting
- Avoid heavy scraping on the mastic joint
- Keep sills and gutters clear so water drains away
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

When it is not the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Broken panes
- Rotten sashes, sills or window boxes (a joiner’s job)
- Sashes that need overhauling
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.
What we seal
- Sash and case windows
- Stone surrounds
- Tenement windows
- Brick reveals
- Timber door frames
- Period & listed homes
When to call us in Old Town
Timber frames move with the seasons. That movement opens up the mastic joint over time.
Look out for these signs:
- A silicone bead on a sash window that spoils the look
- Draughty sash windows at the surround
- Crumbling sand mastic round a window
- Gaps round a timber door in stone or brick
For landlords with property near Eastbourne station, cracked sand mastic around sash windows lets in the draughts tenants complain about.
What to look for in a quote
- Which colour the sealant will be
- What the cure time is
- How the joint is cleaned and prepared
- How hidden problems are handled
What affects the cost of sand mastic
We don’t publish a price list. The quote depends on:
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- The type of sealant required
- Working hours on commercial sites
What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear price before any work starts.
Helping us quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Where the property is
- Roughly how big the job is
- The type of property
- Pictures of the joints, sent by email
If you are in Old Town and need sand mastic, phone 0345 464 0079 or send us an email. Tell us what the problem is and where, and you’ll get a clear quote before any work starts.
What sand mastic looks like in Old Town
Old Town is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near Church of St Mary, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per window, depending on the condition of the joints, and the area is left clean. Parking around Old Town is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive

What happens if it’s left?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. Around Old Town, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
