America Ground External Mastic
We cover America Ground for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Hard, crazed mastic that has stopped moving
- Joints pointed up with cement by mistake
- Joints where the bead has come unstuck
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
How we handle external mastic in America Ground
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on brickwork movement joints, concrete & block and façade panels, and people most often call us about joints pointed up with cement by mistake and plants rooting in failed movement joints.
Around America Ground, garages, outbuildings and extensions all add to the joints on the outside of a home. Leaks generally start at a gutter end, a garage door frame or where an extension meets the house.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Signs you need external mastic in America Ground
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
The problems people generally mention when they call are:
- Failed sealant between panels on a façade
- Plants rooting in failed movement joints
- Weathered mastic that no longer stretches
- Brick movement joints where the sealant has split
For site and facilities teams at buildings such as University School, larger buildings have long runs of movement joint that eventually need resealing.

Concrete and blockwork
Big joints in concrete need careful depth control. We size the backing rod to the gap.
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant where it can be done safely.
How it works
We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the building. A visit to America Ground is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Before we arrive
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
- Keep children and pets away from the work area

Walls and rooflines in America Ground
America Ground is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Rented homes near Hastings station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. If you live in an older home near Holy Trinity Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Questions from America Ground
Is external mastic in a coastal place like America Ground any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you help a landlord with a rental near Hastings station?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Are you insured?
Yes. We’re fully insured for domestic and commercial work.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
When is the sealant fully cured?
Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.
Why do you put foam in the joint first?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
How long does external mastic last?
It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.
When it isn’t the sealant
Before booking, it’s worth knowing the limits too:
- Loose or hollow render, which needs re-rendering
- Cracking across the wall rather than at a joint
- Subsidence or other structural problems
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

Why act early in America Ground
Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. In an older home around America Ground, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Walk round the building once a year and look at the joints
- Point out the joints to other trades
- Deal with leaking gutters that soak the joints below
- Avoid pressure-washing directly into sealant joints
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
