New build mastic for America Ground homes and businesses

New build mastic in America Ground

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first and if that stalls, we can do it. We work on kitchens, bathrooms & en suites and plot handovers, and people most often call us about messy sealant that spoils new finishes and skirting joints opening in the first winter.

Homes around America Ground range from older cottages to newer houses, and their floors range just as widely, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.

Your job is guaranteed for a year, as with all our work.

Common problems we fix in America Ground

When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

Any of these means the joints need attention:

  • Cracked sealant around new window and door frames
  • New-build shower sealant that has already split
  • Smeared, uneven beads picked up at snagging
  • Joints pulling apart as timber shrinks

For new homes near Hastings station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before booking

  • How much experience the applicator has
  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant
  • What insurance they hold

Landlord and commercial work in America Ground

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Movement caused by a poorly fitted tray or bath
  • Disputes or warranty claims with your builder

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

Surfaces we seal

  • Kitchens
  • Bathrooms & en suites
  • Windows & doors
  • Plot handovers
  • Skirting & floors
  • Show homes

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Do not wait for the house to settle if water is getting through
  • Keep water off fresh sealant until it has cured
  • Do not seal over failed sealant yourself
  • Open a window or run the fan after bathing

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

Why act early in America Ground

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Around America Ground, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Why us?

  • Experience in homes, commercial sites and hotels
  • Colour agreed with you before we start
  • Quality sealants from Arbo and Everbuild
  • A sealant colour to suit the surroundings

Show homes

Show homes need sealant that looks right from day one. Every bead is neat and coloured to suit the room.

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there.

FAQs for America Ground

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

Do you work through snagging lists?

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we’ll do.

How long does new build mastic take?

Typically it takes a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer, and we’ll say how long yours will take.

What does new build mastic cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Do you use white or clear sealant?

White and clear are the most common, but other colours are available. We match the colour to the finish and agree it with you.

What information do you need?

Tell us what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

What we do, step by step

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before we start. Most jobs take a few hours for most snagging lists, longer for a run of plots. In a smaller place like America Ground, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property
