Hastings New Build Mastic
New-build sealant joints in Hastings need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Worktop and upstand sealant coming away
- Smeared, uneven beads picked up at snagging
- Cracks appearing as a new home settles
About our new build mastic in Hastings
A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. If you’re dealing with skirting joints opening in the first winter and untidy sealant flagged on a snagging list, we can put it right, on windows & doors, plot handovers and bathrooms & en suites alike.
Hastings is big enough to have new developments going up alongside its older streets. New homes need their plot mastic and sealant finished well, and owners often find snags in the first year or two.
You get a 12-month guarantee, the same in Hastings as everywhere else we work.

The process
We keep the work tidy and contained to the area we’re working on. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. In central Hastings, parking can be tight, so tell us about driveways, permits or nearby car parks. Let us know about stairs, lifts or shared entrances too.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
How to prepare
- Mention any leaks or damp you’ve noticed
- On commercial sites, let us know about site rules
- Move anything stored near the joints

What happens if it’s left?
Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. For landlords in Hastings, failed sealant soon turns into tenant complaints about mould, damp or draughts. It’s simpler to sort between tenants than in the middle of a let.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Do you need new build mastic in Hastings?
Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.
Most people get in touch after spotting one of these:
- Kitchen sealant that has pulled off the wall
- Untidy sealant flagged on a snagging list
- Skirting joints opening in the first winter
- Sealant applied over dusty or wet surfaces
For new homes near St Leonards Warrior Square station, it’s worth checking the sealant early, while snags are still fresh.

What affects the quote in Hastings
We do not publish a price list. The quote depends on:
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- Working hours on commercial sites
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.
What we need to know
To help us quote quickly, please include:
- Where the property is
- How we’d reach the joints
- A few photos by email, if you can
- If it’s domestic, commercial or a hotel

How the job changes by surface
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in and baths are filled before sealing.
Skirting and floors
Wet-area floor joints need a flexible seal. We seal them with a sealant suited to wet areas.
Keeping the joints in good condition
Aftercare is simple:
- Wipe joints with warm soapy water
- Avoid running a DIY bead over the old one
- Do not wait for the house to settle if water is getting through
- Keep water off fresh sealant until it has cured
Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day.
Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Questions from Hastings
Can you do new build mastic in Hastings?
Yes. Our work covers London and the South East, and Hastings is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing.
Is there a guarantee on new build mastic in Hastings?
All our work, in Hastings and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote.
Can you quote for more than one area?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do you take on second-fix sealing for builders?
Yes. We seal plots to the developer’s programme. Get in touch with the number of plots and the scope and we will quote.
What should I tell you?
Tell us what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
New build mastic around Hastings
Hastings is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Around Hastings, as everywhere, new build mastic is only as good as the preparation behind it.
