Need external mastic in Arlington?

External mastic in Arlington, done properly

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. We work on render & cladding joints, joints between brick and frames and concrete & block, and the jobs we see most are water getting into walls through failed joints and movement joints filled with mortar instead of sealant.

Older homes in small places like Arlington may be stone, brick or timber-framed, often with later extensions. Where one material meets another is where water normally gets in.

There’s a 12-month guarantee on every job, large or small.

How we quote for external mastic

For a quick quote, just ask. The main things that affect it are:

  • The product the joint needs
  • The number of rooms or windows
  • The old material and how stubborn it is
  • Working hours on commercial sites

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • Where the property is
  • Any access issues, like height or stairs

For external mastic in Arlington, ring 0345 464 0079 or drop us an email. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Make sure movement joints aren’t pointed over
  • Look over the joints every year, ideally after winter
  • Get split or bare joints resealed while the damage is small
  • Ask before painting over external sealant

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Act while the splits are small. At that stage it’s a simple cut out and reseal.

Arlington buildings and the weather

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Michelham Priory (about 1.5 miles north-east) are a reminder that the area around Arlington has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Homes close to The Parish Church of St Pancras include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.

Do you need external mastic in Arlington?

Some movement joints have been pointed up with mortar by mistake. The joint can’t move, so the wall cracks somewhere else instead.

Common reasons people contact us include:

  • Gaps where render, brick and frames meet
  • Moss and dirt in joints with no sealant left
  • Sealant pulling away from one side of the joint
  • Panel joints letting water in

If you let a flat or house near Berwick (Sussex) station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer
  • Walls that need new movement joints cut into them

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a village or hamlet like Arlington, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Why it’s worth doing now in Arlington

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Where a wall is exposed, as many are in small places like Arlington, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.
