Bathroom resealing across RH18: what to expect
Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just call 0345 464 0079 or send us an email with a photo of the joints, and you’ll get a clear quote before any work starts. We work on basins & vanity units, kitchen worktops & upstands and baths, and the jobs we see most are black spots spreading through the bead and water getting behind the kitchen upstand.
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
What you will pay
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What you get with us
- Over 20 years’ experience
- Colour picked to suit the job
- Quality sealants from Arbo and Everbuild
- Full insurance on every job

A little further out are East Grinstead Museum (2.8 miles north-west) and Bolebroke Castle (3.6 miles north-east).
Bathroom resealing across RH18: local notes
Across RH18, from Forest Row and Wych Cross outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across RH18 is planned around the weather.
Forest Row: Rented homes near East Grinstead station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Forest Row Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Landlord and commercial work in RH18
For anyone letting property in or around RH18, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
When it is not the sealant
New sealant cannot fix everything, and we will tell you before work begins. It will not solve:
- Tiles that have come away from the wall
- A tray or bath that’s cracked through
- Movement from a bath with loose feet or no proper support
Common problems we fix in RH18
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
Common reasons people contact us are:
- Leaks into the floor or ceiling below
- A bead that has pulled away from the tiles
- A reseal done over the top of the old bead
- Water escaping at the shower enclosure
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Avoid abrasive pads on the sealant
- Wipe the sealant dry after showering
- Look for lifting corners and small gaps now and then
- Keep the fan on for a while after bathing
Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
RH18 questions
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
Do you work in RH18?
Yes. We cover RH18 and the rest of East Sussex. To book, phone 0345 464 0079 or send us an email.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
