Window mastic for homes and businesses in Forest Row
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. If you have rain getting in at the frame or under the sill and leaking joints at the ends of sills, we can help.
Houses in smaller places like Forest Row can stand more in the open than those in a built-up town. The mastic around frames on those walls tends to age faster.
Your job is guaranteed for a year, as with all our work.

How we quote for window mastic
You’ll get a clear quote before any work starts. It takes into account:
- Which sealant suits the joint
- Mould in or behind the old joints
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Roughly how big the job is
- Where the job is, and your postcode
- Photos by email, if that’s easy
- What’s wrong with the joints now
We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or email us.
Forest Row questions
Will you come out to Forest Row?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near East Grinstead station. Can you help?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Does the work come with a guarantee?
Yes. Our one-year guarantee covers every job, inside or out.
How long does it take to reseal the windows on a house?
It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.
Can you match the sealant to my frames?
Yes. White, brown, anthracite grey, black and clear sealants are all available.
Will resealing my frames help with draughts?
Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.
Looking after it afterwards
Looking after new joints is easy:
- Keep paint off silicone joints
- Keep jet washers away from the mastic
- Ventilate rooms so frames don’t stay wet inside
- Avoid harsh chemicals near the mastic
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
What we’re called out for in Forest Row
Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
The problems people usually mention when they call are:
- Gaps where the sill meets the wall
- A bead that doesn’t match the frame
- Whistling draughts around closed windows
- Untidy mastic left by window fitters
Letting a property close to East Grinstead station? Then renewing tired window mastic between tenants heads off draught and damp complaints.
What your quote should include
- Who turns up on the day
- What happens if the job turns out different
- Whether the sealant suits the joint
- What guarantee comes with the work
What happens if it’s left?
Draughts and leaks do not always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. In a smaller place like Forest Row, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What window mastic looks like in Forest Row
Historic houses like Standen (about 2.3 miles west) are a reminder that the area around Forest Row has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around The Parish Church of the Holy Trinity, the joint between an old wall and a newer frame is usually the first place rain gets in. Schools such as Forest Row Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Around Forest Row
Typical jobs here are in homes near Foresters Arms and Greenfields School. For rail, the closest station is East Grinstead station, roughly 3.2 miles north-west of the centre. Well-known places in the area include East Grinstead Museum (2.8 miles north-west) and Bolebroke Castle (3.6 miles north-east).
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
How the visit works
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Parking around Forest Row is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
How to prepare
- Clear the area around the work
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints
