New build mastic for homes and businesses in Forest Row

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks. We’re often asked to deal with gaps opening as the house dries out and settles and leaking shower tray seals in a new home, on plot handovers, skirting & floors and bathrooms & en suites.

Homes around Forest Row range from older cottages to newer houses, and their floors range just as widely, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How the visit works

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on the number of plots. Parking around Forest Row is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months, wherever you are.

Are you ARBOMaster approved?

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

My new home is still under warranty. Should I contact you?

Start with your builder while their snagging or warranty period runs. If that doesn’t work out, we are happy to quote.

Will you just run a new bead over the existing one?

No. We always remove the existing bead, then clean and prime the joint, before resealing.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Signs you need new build mastic in Forest Row

Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak.

These are the problems we’re asked about most:

  • Sealant applied over dusty or wet surfaces
  • Gaps behind new kitchen upstands
  • Cracked caulk along new skirting
  • Cracked sealant around new window and door frames

If you’ve bought a new home near East Grinstead station, the sealant around baths, showers and frames is worth checking in the first year or two.

  • Which sealant they’ll use, and why

10 questions to ask before booking

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How to look after the new joints

To keep the joints looking good and working properly:

  • Act quickly if a seal starts to leak
  • Keep photos and emails about snagging items
  • Watch for new gaps as the house dries out
  • Report sealant problems to your builder during the snagging period

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We cut it out and start again.

How the job changes by surface

Plot handovers

Developers can send the plot schedule and specification. Sealant work across the plot is covered.

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.

What affects the cost of new build mastic

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How easy the joints are to reach
  • The number of rooms or windows

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

To help us quote quickly, let us know:

  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • Where the job is, and your postcode

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
