Remedial sealant for Forest Row homes and businesses

Remedial sealant in Forest Row, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. Common call-outs are for thick, messy sealant smeared over tiles and kitchen joints letting water behind the worktop, on botched or over-sealed joints, failed movement joints and leaking tray & enclosure joints.

Even in a smaller place like Forest Row, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

How we quote for remedial sealant

The price is agreed before any work begins. It’s based on:

  • The size of the job
  • The old material and how stubborn it is
  • The product the joint needs
  • How many rooms, windows or areas are involved

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Asking for a quote

To help us quote quickly, let us know:

  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job
  • If someone has resealed it before
  • Roughly how big the job is

If you’re in Forest Row and need remedial sealant, ring 0345 464 0079 or send us an email. Tell us what the problem is and where, and we will agree the price before any work begins.

Forest Row: your questions answered

Can you help a landlord with a rental near East Grinstead station?

Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Is Forest Row within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Is remedial work guaranteed?

Yes, with our one-year guarantee. Where we have flagged another fault, it needs fixing for the joint to last.

What sealant work can’t fix

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A tray or bath that’s cracked
  • Failed tanking or loose tiles behind the sealant
  • A bath, tray or worktop that moves until it’s properly fixed

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

What we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Never seal over old silicone
  • Act on a lifting corner straight away
  • Look for stains below bathrooms now and then
  • Do not point over movement joints

Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What happens if it’s left?

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. In a smaller place like Forest Row, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Landlords, agents and businesses in Forest Row

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Landlords and letting agents in Forest Row can book us as well as householders. Sealant work between tenants keeps a property looking cared for.

What remedial sealant looks like in Forest Row

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Homes close to The Parish Church of the Holy Trinity include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near East Grinstead station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

Signs you need remedial sealant in Forest Row

Silicone only bonds to surfaces that are clean and dry. Soap film, dust, damp or old residue stop it gripping, and the joint starts to come away early.

Signs it’s time to call us include:

  • Repeat leaks from the same joint
  • Gaps opening along the back of the worktop
  • Thick, messy sealant smeared over tiles
  • Mould trapped under a layer of silicone

If you look after a building such as Forest Row Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Choosing a sealant specialist

What happens on the day

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for most joints, depending on how much old sealant has to come out. Parking around Forest Row is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We protect the surfaces around the joint.
  2. Every layer of failed sealant is stripped out.
  3. The joint is degreased and checked for movement and leaks.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work
