Bathroom resealing across TN5: what to expect
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on sinks & splashbacks, baths and basins & vanity units, and people most often call us about new sealant laid over old sealant that is now lifting and gaps between the worktop and the wall.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom, and the area is left clean.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.

Local landmarks in Wadhurst
Around Wadhurst, our work takes us to homes and buildings near White Hart pub, Uplands Community College and The Parish Church of St Peter and St Paul. Wadhurst’s nearest station is Wadhurst station, roughly 1 mile north-west of the centre. Well-known places in the area include Ticehurst House Hospital (3.1 miles east) and Old Scotney Castle (3.9 miles north-east). The countryside around Wadhurst includes Bewl Water.
Where we work in TN5
From Wadhurst, Ticehurst and Flimwell to its smaller places, homes across TN5 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in TN5.
Wadhurst: In the older streets around The Parish Church of St Peter and St Paul, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Wadhurst station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Aftercare tips
A little care helps the new joints last. We recommend:
- Never pick at the silicone with a blade
- Wipe up water along the back of the worktop
- Don’t let bottles sit on the bead
- Give the silicone its full cure time
Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just call 0345 464 0079 or send us an email.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What we are called out for in TN5
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Signs it’s time to call us include:
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
- A bead that has pulled away from the tiles
- Two layers of silicone, both failing
How the job changes by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
When it isn’t the sealant
We will always be straight with you, so here’s what sealant can’t fix:
- A tray or bath that is cracked through
- A bath or tray that moves because it is not properly supported
- Tiles that have come away from the wall
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
TN5: your questions answered
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
How long does the new silicone need before I use the shower?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
