How we handle bathroom resealing in Flimwell

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for mouldy sealant that has gone black and water getting behind the kitchen upstand, across shower trays & enclosures, baths and sinks & splashbacks.

Homes around Flimwell are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Bathroom resealing around Flimwell

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Etchingham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near St Augustine's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Flimwell questions

I let a flat near Etchingham station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.

Is Flimwell in your area for bathroom resealing?

Yes. We work across London and the South East, and Flimwell is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How do I get a quote for bathroom resealing in Flimwell?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

How long will the resealing take?

It takes a couple of hours for a single bath or shower. You will know how long to expect before any work starts.

When something else is needed

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through
  • A bath or tray that moves because it is not properly supported

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Different surfaces, different methods

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. Water creeps under it and mould follows. Around Flimwell, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

What you get with us

How it works

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Flimwell, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Mention if the joints have been sealed before
  • Clear items away from the joints we’re working on

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Dry worktop joints after washing up
  • Avoid abrasive pads on the sealant
  • Squeegee the walls and tray after use
  • Do not let bottles sit on the bead

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.
