How bathroom resealing works in TN6
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with new sealant laid over old sealant that is now lifting and water getting behind the bath panel, across shower trays & enclosures, basins & vanity units and wet rooms.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Pricing in TN6
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Near you in Crowborough
We work in homes and buildings around St Marys Catholic Primary School, Beacon Academy and The Crowborough Cross pub, among other places. The nearest railway station is Crowborough station, roughly 1 mile south-east. Well-known places in the area include Crowborough War Memorial Hospital (0.5 miles west). For a walk, there’s Crowborough Country Park.
Bathrooms and kitchens across TN6
TN6 has homes of every age, old and new, with plenty of rented property in places like Crowborough, Jarvis Brook and Rotherfield. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in TN6, surfaces are cleaned back properly before new sealant goes in.
Crowborough: If you let a flat or house near Crowborough station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near The Parish Church of All Saints, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What we’re called out for in TN6
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Common reasons people contact us are:
- Two layers of silicone, both failing
- Leaking joints on a shower screen
- Smears of silicone across the tiles
- Water getting behind the kitchen upstand
What affects the quote in TN6
You’ll get a clear quote before any work starts. It takes into account:
- Any mould that needs treating
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
What we need to know
To make quoting easier, let us know:
- The rough size of the job
- If someone has resealed it before
- Where the property is
- The problem you’ve noticed
Every job is quoted individually, so the first step is telling us about yours. Just call 0345 464 0079 or email us with the details.
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
How the job changes by surface
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Landlords, agents and businesses in TN6
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
If you manage several properties in or around TN6, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.
TN6 questions
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Do you work for letting agents?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Do you work in TN6?
Yes, we do. TN6 is part of the area we cover.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
