Can you help a landlord with a rental near Crowborough station?

Yes. We work for landlords and agents as well as householders. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

My sealant has gone black. Can you sort it?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

How we handle bathroom resealing in Steel Cross

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you have splits where the tray meets the wall and two layers of silicone, both failing, we can put it right.

For a small place like Steel Cross, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

What bathroom resealing looks like in Steel Cross

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

Managing a site like Beacon Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as The Parish Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Quotes for bathroom resealing in Steel Cross

We don’t publish a price list, because jobs vary so much. What we look at:

  • Whether the work is at height
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • The amount of work

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

To help us quote quickly, let us know:

  • The rough size of the job
  • Photos by email, if that is easy
  • Where the job is, and your postcode
  • The problem you’ve noticed

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or drop us an email.

The process

Before we leave, we go over the finished joints with you. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. In a small place like Steel Cross, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area
  • Let us know about stairs, lifts or work at height

Advice

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

When to call us in Steel Cross

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Keep an eye out for any of the following:

  • A joint torn by a bath that flexes
  • Water getting behind the kitchen upstand
  • Water getting behind the bath panel
  • Black spots spreading through the bead

For landlords with property near Crowborough station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Before booking anyone

  • Whether the sealant suits the joint
  • Is the old sealant removed completely?
  • How much experience the applicator has
  • Is VAT in the price?

Our hiring checklist

Leave it or put it right?

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes. If something else is wrong, we will tell you. Around Steel Cross, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
