How we handle bathroom resealing in Mott's Mill

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, basins & vanity units and baths, and the jobs we see most are a joint torn by a bath that flexes and gaps between the worktop and the wall.

Somewhere as small as Mott's Mill, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Mott's Mill homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Eridge station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Groombridge St Thomas' Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Mott's Mill is about 3 miles north of Crowborough, in Kent. Mott's Mill gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Mott's Mill is one of 922 towns and villages in Kent where we work. Crawley is on our list too, about 16 miles from Mott's Mill.

We cover every part of the TN3 postcode area for bathroom resealing and the streets around it. If you are just outside Mott's Mill, we cover Boarshead (2 miles south), Friar's Gate (2 miles south-west), Marden's Hill (2 miles south-west), Steel Cross (2 miles south) and Crowborough (3 miles south). We also work in nearby towns such as Sevenoaks (13 miles north), Royal Tunbridge Wells (5 miles north-east), Tonbridge (8 miles north-east), Paddock Wood (11 miles north-east), Southborough (6 miles north-east) and Edenbridge (9 miles north-west).

Your questions about bathroom resealing in Mott's Mill

Will you come out to Mott's Mill?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Eridge station?

Yes. We work for letting agents and landlords as well as householders. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

Surfaces we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

Why deal with it now?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Older cottages and farmhouses around Mott's Mill can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

How the visit works

Before we leave, we go over the finished joints with you. The visit itself generally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. Somewhere like Mott's Mill needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Never pick at the silicone with a blade
  • Don’t leave water standing on kitchen joints

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Signs you need bathroom resealing in Mott's Mill

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Common reasons people contact us are:

  • Gaps where the bath or tray has moved
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • Water getting behind the bath panel

For an older house near a landmark such as Church of St Thomas the Apostle, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Before you book anyone

  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are
  • How the surfaces are prepared before sealing
  • What insurance they hold

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
