Bathroom resealing in Edenbridge
Homes in Edenbridge have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on shower trays & enclosures, basins & vanity units and baths, and people most often call us about a reseal done over the top of the old bead and a joint torn by a bath that flexes.
In and around Edenbridge, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.
Each job carries a 12-month guarantee, whatever its size.

Bathroom resealing around Edenbridge
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings. There are hotels and other places to stay in and around Edenbridge. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Schools such as Edenbridge Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Peter and St Paul, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Edenbridge Town station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why act early in Edenbridge
The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In an older home around Edenbridge, damp from a failed joint can get into timber and plaster, and that’s a much bigger job than renewing the sealant.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
How the visit works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes half a day or less for one room, longer when the kitchen is included from start to finish. For a job in Edenbridge, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Move anything stored near the joints

What sealant work cannot fix
We won’t take on work that will not last, so these are the limits:
- Cracked or missing grout between tiles (that is regrouting)
- A bath or tray that moves because it is not properly supported
- A leaking waste, trap or valve
If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before booking.
What we seal
- Sinks & splashbacks
- Baths
- Wet rooms
- Basins & vanity units
- Kitchen worktops & upstands
- Shower trays & enclosures
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Keep bottles off the sealant line
- Never pick at the silicone with a blade
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Different surfaces, different methods
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
What affects the quote in Edenbridge
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- The product the joint needs
- The number and length of the joints
- How many areas need sealing
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.
Asking for a quote
When you call or email, these details help:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- The type of property
- Access, such as stairs, a lift or height
We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or email us and describe the job, and photos are welcome.
