Bathrooms and kitchens in Wallcrouch

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

For landlords with property near Stonegate station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Stonegate Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Bathroom resealing in Wallcrouch, done properly

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal, we can help, whatever the surface.

Somewhere as small as Wallcrouch, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We stand behind the work with a 12-month guarantee.

Wallcrouch: your questions answered

Will you come out to Wallcrouch?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Wallcrouch for bathroom resealing?

Yes. We work across London and the South East, and Wallcrouch is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

Do you work for landlords and businesses?

Yes, often. We can quote for several properties at once.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you have insurance?

Yes. Full insurance covers our work.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • Failed grout lines across the wall
  • A leaking waste, trap or valve

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Where we work in Wallcrouch

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Wet rooms

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Move toiletries away from the joint
  • Squeegee the walls and tray after use
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wait for the cure time we give you

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Why it’s worth doing now in Wallcrouch

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Wallcrouch can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email and we’ll talk you through it.

What the job involves on each surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • Working hours on commercial sites
  • The size of the job
  • How many rooms, windows or areas are involved

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

When you call or email, these details help:

  • Whether it’s a home or a business
  • If someone has resealed it before
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or drop us an email.

When to call us in Wallcrouch

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

The most common problems we see are:

  • Leaks into the floor or ceiling below
  • New sealant laid over old sealant that is now lifting
  • Smears of silicone across the tiles
  • Shrunken sealant along the back of a worktop

For an older house near a landmark such as Shover's Green Baptist Chapel, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Choosing a sealant specialist

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Wallcrouch, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
