Need external mastic in Little Horsted?

External mastic in Little Horsted

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. We work on joints between brick and frames, copings & trims and render & cladding joints, and people most often call us about gaps where render, brick and frames meet and leaking joints around cladding and façade panels.

External sealant needs dry, clean surfaces, so work around Little Horsted is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

All of our work is guaranteed for twelve months, in Little Horsted and everywhere else we cover.

Little Horsted: your questions answered

I let a flat near Uckfield station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Is Little Horsted within the area you cover?

Yes, Little Horsted is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is the work guaranteed?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we will sort it.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do you have insurance?

Yes. We are fully insured.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Can you quote for more than one area?

Yes. Just list everything you need and we’ll quote it together.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.

Little Horsted buildings and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around The Parish Church of St Michael and All Angels, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Uckfield station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Little Horsted Church of England Primary School? Then larger buildings have long runs of movement joint that eventually need resealing.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Make sure movement joints are not pointed over
  • Check external joints each spring
  • Act on the first splits you see
  • Keep high-pressure jets off the joints

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

What affects the quote in Little Horsted

Your quote is based on your job. We take into account:

  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • The size of the job

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Where the property is
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

When something else is needed

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Damp that isn’t coming from the joint
  • Cracking across the wall rather than at a joint
  • Render that is blown, hollow or coming away

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

What we seal

  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Little Horsted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property
