How we handle external mastic in Rose Hill

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a matching colour. We work on concrete & block, render & cladding joints and copings & trims, and the jobs we see most are leaking joints around cladding and façade panels and moss and dirt in joints with no sealant left.

Older homes in small places like Rose Hill may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

All of our work is guaranteed for twelve months.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Damp that isn’t coming from the joint
  • Render that is blown, hollow or coming away
  • Cracking across the wall rather than at a joint

If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

Surfaces we seal

  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Joints between brick and frames
  • Concrete & block
  • Render & cladding joints

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Never let anyone fill a movement joint with mortar
  • Have failed joints looked at early
  • Walk round the building once a year and look at the joints
  • Keep high-pressure jets off the joints

Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.

Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. In a small place like Rose Hill, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit

Advice

Different surfaces, different methods

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

How we quote for external mastic

You will get a clear quote before work begins. It takes into account:

  • How easy the joints are to reach
  • Any working-time requirements on site
  • The size of the job
  • The product the joint needs

Doing several joints on one visit normally makes better use of the time than several visits. We’ll give you a clear quote for the lot.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

External mastic in Rose Hill: local notes

Historic houses like Glyndebourne (about 3.4 miles south) are a reminder that the area around Rose Hill has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Uckfield station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies. Glyndebourne, about 3.4 miles south, is one of the historic houses in the wider area around Rose Hill, and older homes nearby need a sealant that suits their walls. Schools such as Ringmer Community College and Sixth Form are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Questions from Rose Hill

I let a flat near Uckfield station. Can you help?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Rose Hill?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

How do I get a quote for external mastic in Rose Hill?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we will ask.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you when we finish.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

Leave it or put it right?

A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, rather than the wall around it. Older cottages and farmhouses around Rose Hill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
