Fire rated sealant in Little Horsted
In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Typical jobs include gaps filled with a product that isn’t fire-rated and open holes round services passing through fire walls, across flats & HMOs, linear gaps and plasterboard & masonry.
Work in a small place like Little Horsted is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.
Our work is backed for twelve months.

What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Fire risk assessments, which need a qualified assessor
- Large holes that need a different fire-stopping system
- A wall that is not a fire-resisting element to begin with
If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
The process
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for a handful of gaps, and longer for a whole building, depending on the size of the job. Somewhere as small as Little Horsted, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Preparing for the visit
- On commercial sites, let us know about site rules
- Tell us about any previous sealing or DIY attempts
- Tell us if parking is tricky
Getting a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
Advice
How the job changes by surface
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.
Plasterboard walls
Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail, and we will tell you.

Workplaces and buildings in Little Horsted
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
If you let a flat or house near Uckfield station, any gap left by new services in shared walls should be closed with a fire-rated product. Managing a site like Little Horsted Church of England Primary School? Then fire-stopping around service openings should be restored whenever new services go in.

Common problems we fix in Little Horsted
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.
Any of these means the joints need attention:
- Holes left by a change of layout
- Seals cut through by electricians, plumbers or data installers
- Ordinary sealant used where a fire-rated product was needed
- Unsealed gaps around fire door frames
For buildings such as The Parish Church of St Michael and All Angels, service openings in its walls need the right fire-rated sealant, as in any building.
What to look for in a quote
- Is VAT in the price?
- Which colour the sealant will be
- The length of the guarantee
- Whether all the old sealant comes out first

Little Horsted questions
Will you come out to Little Horsted?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you do fire rated sealant in Little Horsted?
Yes, Little Horsted is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Can I use normal mastic around a pipe through a fire wall?
No. Where a fire-rated seal is needed, it has to be a product tested for that use fitted to the maker’s details.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What fire rating will the seal have?
Ratings and certificates are not something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.
Can I choose the sealant colour?
Usually, yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.
