About our fire rated sealant in Newhaven

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. Common call-outs are for sealant items on a fire risk assessment action list and standard silicone or caulk in a fire-stopping gap, across flats & HMOs, door frames and service penetrations.

Washrooms in busy buildings wear their sealant out faster than a bathroom at home, and fire-rated joints need restoring whenever new services are run through a wall. In Newhaven, timings are planned around the building.

Every job comes with a one-year guarantee, wherever you are in East Sussex.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of gaps, and longer for a whole building, and the area is left clean. A visit in Newhaven needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

When to call us in Newhaven

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

The most common problems we see are:

  • Door frames with gaps between frame and wall
  • Gaps where walls meet ceilings or slabs
  • Unsealed gaps where pipes and cables go through a wall
  • Damaged fire sealant left by other trades

For buildings such as Church of St Michael and All Angels, older buildings that have had new heating or wiring often have service gaps worth checking.

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Big openings where sealant alone is not the tested solution
  • A wall that is not a fire-resisting element to begin with
  • Deciding what fire stopping a building needs

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Questions from Newhaven

Do you cover Newhaven for fire rated sealant?

Yes. We work across London and the South East, and Newhaven is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.

Do you take on hotel work around Newhaven?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you carry out fire risk assessments?

No. We work from the specification you give us.

What does intumescent mean?

An intumescent sealant expands when it gets hot. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

How do I get a quote for fire rated sealant in Newhaven?

Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or send us an email with a short description of the job.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Looking after it afterwards

So the new joints stay in good condition:

  • Ask every contractor to reseal any fire stopping they disturb
  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Flag any open gap you spot round a pipe or cable
  • Keep pictures of seals that will be hidden

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

What the job involves on each surface

Door frames

Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details.

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.

Fire rated sealant around Newhaven

If you run a hotel, guest house or holiday let in a coastal place like Newhaven, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

If you let a flat or house near Newhaven Town station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. For site and facilities teams at buildings such as UTC@Harbourside, fire-stopping around service openings should be restored whenever new services go in.
