How we handle external mastic in Cooper's Corner

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you have brick movement joints where the sealant has split and rain getting behind render or cladding at a joint, we can help.

Older homes in small places like Cooper's Corner may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

You get a 12-month guarantee, the same in Cooper's Corner as everywhere else we work.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the building. Somewhere as small as Cooper's Corner, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts
  • Move anything stored near the joints

Why it’s worth doing now in Cooper's Corner

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the problem grows beyond the joint itself. Around Cooper's Corner, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Why Cooper's Corner clients choose us

What affects the quote in Cooper's Corner

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much there is to do
  • Any working-time requirements on site
  • How many areas need sealing
  • Whether there’s mould to deal with

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What we need to know

Before you ask for a quote, have a think about:

  • Where the property is
  • The type of property
  • If someone has resealed it before
  • Pictures of the joints, sent by email

We quote each job on its own. Just phone 0345 464 0079 or drop us an email with the details.

Signs you need external mastic in Cooper's Corner

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

People usually contact us when they notice one of these:

  • Sealant pulling away from one side of the joint
  • Plants rooting in failed movement joints
  • Joints with sealant missing in places
  • Old sealant gone brittle and cracked

Schools such as Hurst Green Church of England Primary School and Nursery are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • Whether you can choose the colour
  • What guarantee comes with the work
  • What the quote includes, VAT included or not
  • Whether they’re fully insured

External mastic in Cooper's Corner: local notes

Historic houses like Bateman's (about 4.7 miles south-west) are a reminder that the area around Cooper's Corner has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Etchingham station, outside joints that have cracked can let damp into a rental, so check them between lets. For an older house near a landmark such as Holy Trinity, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Questions from Cooper's Corner

Do you cover smaller places like Cooper's Corner?

Yes. Cooper's Corner is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Cooper's Corner in your area for external mastic?

Yes. Our work covers London and the South East, and Cooper's Corner is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Are you fully insured?

Yes. We’re fully insured.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
