Winchelsea External Mastic
Movement joints in Winchelsea need attention? We cut out the old, prepare the joints and apply the right sealant.
- Sealant pulling away from one side of the joint
- Moss and dirt in joints with no sealant left
- Old sealant gone brittle and cracked
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Housing providers, facilities teams and property managers book us too in Winchelsea and across East Sussex. We can quote a run of properties together.
How we handle external mastic in Winchelsea
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, façade panels and brickwork movement joints, and the jobs we see most are rigid filler in a joint that should flex and damp patches traced to an open external joint.
Older homes in small places like Winchelsea may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Adding movement joints to masonry that has none
- Subsidence or other structural problems
- Cracked brickwork or render that needs a builder or plasterer
If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.
What we seal
- Joints between brick and frames
- Copings & trims
- Façade panels
- Render & cladding joints
- Brickwork movement joints
- Concrete & block
What affects the quote in Winchelsea
The quote reflects the job in front of us. We take into account:
- Any mould that needs treating
- The old material and how stubborn it is
- The product the joint needs
- The number and length of the joints
Doing several joints on one visit is generally more efficient than separate visits. We’ll give you a clear price for the lot.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- What’s wrong with the joints now
- Any previous sealing or DIY work
Need a quote? Please ring 0345 464 0079 or drop us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Leave the joints unpainted unless we have said otherwise
- Point out the joints to other trades
- Wash walls gently around the sealant
- Check external joints each spring
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.
Winchelsea: your questions answered
Is external mastic in a coastal place like Winchelsea any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you work for landlords with property near Winchelsea station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area.
Can you do several jobs on one visit?
Of course. Doing several areas at once is normally more efficient.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
What should I tell you?
A short description and the location. If we need more, we will ask.
Do you seal joints where cladding meets other materials?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.
Do you work in Winchelsea?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Winchelsea needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive

Advice
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.
Concrete and blockwork
Big joints in concrete need careful depth control. We size the backing rod to the gap.
Winchelsea buildings and the weather
Winchelsea is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as St Thomas' Church of England Aided Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Winchelsea station, split movement joints are easy to miss on a rental until damp shows inside. Homes close to The Parish Church of St Thomas the Martyr include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.
