How we handle window mastic in Winchelsea

Around Winchelsea we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on timber windows & doors, aluminium frames and patio & French doors, and the jobs we see most are gaps between the frame and the inside reveal and untidy mastic left by window fitters.

Outdoor sealant needs dry, clean surfaces, so work on frames around Winchelsea is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Do you need window mastic in Winchelsea?

A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

Signs it’s time to call us include:

  • Leaking joints at the ends of sills
  • Damp patches on the reveal after heavy rain
  • Cracked or shrunken mastic around the frame
  • Cold air getting in at the frame edge

For site and facilities teams at buildings such as St Thomas' Church of England Aided Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Honest limits

Before you book, it’s worth knowing the limits too:

  • A frame that has rotted at the joint
  • Faulty window hardware
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Joints and surfaces we work on

  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Patio & French doors
  • Aluminium frames
  • Composite doors

How the job changes by surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

Composite doors

An exposed front door gets wind-driven rain. Those corners get the most care.

Windows and doors in Winchelsea

Winchelsea is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Lamb House (about 2 miles north-east) nearby, there’s older building stock in the area around Winchelsea as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Letting a property close to Winchelsea station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For an older house near a landmark such as The Parish Church of St Thomas the Martyr, the joint between an old wall and a newer frame is generally the first place rain gets in.

Winchelsea questions

Can you help a landlord with a rental near Winchelsea station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Does the coastal weather in Winchelsea affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before work begins.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new sealant bonds properly.

How many windows can you do in a day?

It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is the work guaranteed?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or email us.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Air rooms to keep condensation down around windows
  • Keep paint off silicone joints
  • Avoid blasting the frames with a pressure washer
  • Look round the frames every year or so

Most silicone sealants will not take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

What affects the quote in Winchelsea

Jobs vary more than people expect. The main factors:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The old material and how stubborn it is
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear price before we start.

What to tell us for a quote

To make quoting easier, let us know:

  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • The problem you’ve noticed

Want a quote for window mastic? Please call 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes anything from an hour or two to a full day, depending on how many frames there are. For a village or hamlet like Winchelsea, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Move anything stored near the joints
  • Mention any tricky access
  • For business premises, tell us about site rules or sign-in
