What affects the cost of external mastic
Every job gets its own quote. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- Any working-time requirements on site
- Whether the work is at height
- Any mould that needs treating
The cost reflects the work involved, not guesswork. That is why we ask a few questions first.
What to tell us for a quote
When you contact us, it’s useful to know:
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.
External mastic in Westdean
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall. We are often asked to deal with weeds or debris growing in open joints and rain getting behind render or cladding at a joint, on façade panels, concrete & block and joints between brick and frames.
Somewhere as small as Westdean, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.
Big or small, you get the same one-year guarantee.

What else we do in Westdean
What sealant work can’t fix
Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:
- Loose or hollow render, which needs re-rendering
- Adding movement joints to masonry that has none
- Movement that is more than a sealant joint can take
If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

How to look after the new joints
Looking after new joints is easy:
- Clear growth from the base of walls and joints
- Check external joints each spring
- Avoid pressure-washing directly into sealant joints
- Keep movement joints as flexible joints, not mortar
Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
How the job changes by surface
Cladding and façade panels
Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
Westdean questions
Do you cover smaller places like Westdean?
Yes, Westdean is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Seaford station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners. You can call 0345 464 0079 or email us with the details for a clear quote.
Do you work at height?
It depends on the building. Tell us the height, the number of joints and what’s below them.
Where is Mr Mastic based?
We work from Crawley. We cover Westdean and the rest of East Sussex.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you seal joints where cladding meets other materials?
Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
What is backing rod for?
That is backing rod, a closed-cell foam. It keeps the sealant at the right depth and bonded to the sides only so it can flex with the joint.
What information do you need?
A short description and the location, with photos by email if possible. We’ll ask anything else we need to know.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
External mastic in Westdean: local notes
Westdean is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Alfriston Clergy House (about 2 miles north) nearby, there’s older building stock in the area around Westdean as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
For site and facilities teams at buildings such as Ladycross School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Seaford station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to The Parish Church of All Saints include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

What we do, step by step
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. In a small place like Westdean, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises

Advice
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. Around Westdean, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.
