Bathroom resealing in BN10: how it works
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Typical jobs include cracked, shrunken or lifting silicone and splits where the tray meets the wall, across sinks & splashbacks, kitchen worktops & upstands and baths.
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.

Bathrooms and kitchens across BN10
BN10 has homes of every age, old and new, and in places like Peacehaven, Telscombe and Telscombe Cliffs there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in BN10 is planned around the forecast. Along the coast in BN10, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Peacehaven: For site and facilities teams at buildings such as Peacehaven Community School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Newhaven Town station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
What your quote should include
- How much experience the applicator has
- When the joint can take water or movement
- Are they insured?
- Which sealant they’ll use, and why
Looking after it afterwards
After the cure time, these simple habits help:
- Let new sealant cure fully before it gets wet
- Don’t let bottles sit on the bead
- Stick to a soft cloth and a mild cleaner
- Check the joints every few months for splits or lifting
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Why it fails
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
People usually contact us when they notice something like this:
- A joint torn by a bath that flexes
- Water getting behind the kitchen upstand
- Water escaping at the shower enclosure
- Two layers of silicone, both failing
How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
Honest limits
We’d rather tell you now than do work that won’t last, so these are the limits:
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
BN10: your questions answered
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Is white the only colour available?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
