Bathroom resealing in TN21: how it works

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include a messy, uneven bead from a previous reseal and leaks into the floor or ceiling below, across kitchen worktops & upstands, baths and basins & vanity units.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What’s near Heathfield

We work in homes and buildings around Runt-in-Tun pub, Parkside Community Primary School and St Richards Church, among other places. Well-known places in the area include Sussex Farm Museum (2.3 miles south) and Old Castle (4.5 miles east). The countryside around Heathfield includes Selwyns Wood.

Where we work in TN21

TN21 has homes of every age, old and new, with plenty of rented property in places like Heathfield, Sandy Cross and Horam. Sound sealant and clean grout keep water out and rooms looking cared for.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in TN21 is planned around the forecast.

Heathfield: Homes close to St Richards Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Parkside Community Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.

What your quote should include

  • What product goes in the joint
  • What guarantee comes with the work
  • Who does the work, and how experienced they are
  • How the colour is chosen

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Look for lifting corners and small gaps now and then
  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line
  • Keep the fan on for a while after bathing

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Why it fails

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Look out for these signs:

  • Splits where the tray meets the wall
  • Leaks into the floor or ceiling below
  • Water getting behind the kitchen upstand
  • Failed sealant on the screen profile

Can I do it myself?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
