Bathroom resealing for homes and businesses in Sandy Cross

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are a messy, uneven bead from a previous reseal and a joint torn by a bath that flexes.

Around Sandy Cross, you will mostly find houses and bungalows, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

Your job is guaranteed for a year, as with all our work.

Different surfaces, different methods

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Bathrooms and kitchens in Sandy Cross

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Parkside Community Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself usually takes a morning or an afternoon for most single baths and showers, depending on the amount of work. A visit to Sandy Cross is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Keep children and pets away from the work area
  • Move anything stored near the joints
  • Tell us if parking is tricky

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Shower trays & enclosures
  • Wet rooms

Do you need bathroom resealing in Sandy Cross?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

The problems people generally mention when they call include:

  • Black mould in the silicone that won’t clean off
  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt
  • A joint torn by a bath that flexes

Homes close to St Richards Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How long to leave it before use
  • Whether they’re fully insured
  • Who turns up on the day
  • How hidden problems are handled

Questions from Sandy Cross

What guarantee comes with bathroom resealing in Sandy Cross?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Sandy Cross within the area you cover?

Yes, Sandy Cross is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

When can I use the bath or shower again?

Usually after around 24 hours. We will tell you the cure time for the product we used.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you do kitchens as well as bathrooms?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What affects the quote in Sandy Cross

We don’t publish a price list. The quote depends on:

  • The old material and how stubborn it is
  • Any mould that needs treating
  • The product the joint needs
  • How many areas need sealing

Doing several joints on one visit normally makes better use of the time than several visits. We will give you a clear price for the lot.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • Whether it’s a home or a business
  • Where the job is, and your postcode
  • The rough size of the job
  • Pictures of the joints, sent by email

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear quote.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Run the extractor fan during and after every shower
  • Avoid abrasive pads on the sealant
  • Don’t leave water standing on kitchen joints
  • Use gentle cleaners on the silicone

Wipe up standing water along the worktop joint. A dry joint lasts longer.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Homes in smaller places like Sandy Cross can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
