When to call us in Rushlake Green
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Any of these means the joints need attention:
- A joint torn by a bath that flexes
- Leaking joints on a shower screen
- Smears of silicone across the tiles
- Damp behind the bath or under the tray
For site and facilities teams at buildings such as Heathfield Community College, we reseal washrooms and kitchens in schools and businesses as well as homes.

Bathroom resealing in Rushlake Green
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on baths, kitchen worktops & upstands and shower trays & enclosures, and people most often call us about sealant that has split, shrunk or peeled away and mouldy sealant that has gone black.
Around Rushlake Green, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Rushlake Green: your questions answered
Will you come out to Rushlake Green?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
What colours of sealant can you use?
You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Landlord and commercial work in Rushlake Green
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
What happens if it’s left?
Dealing with sealant early is a short job: it takes a morning or an afternoon for most single baths and showers. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Rushlake Green, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Rushlake Green homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
In the older streets around The Parish Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the visit works
The work is kept neat and contained to the area we’re working on. Expect the work to take a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave. Somewhere like Rushlake Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Tell us if parking is tricky
- Clear the area around the work
- Keep children and pets away from the work area

Related advice
Looking after it afterwards
So the new joints stay in good condition:
- Squeegee the walls and tray after use
- Avoid abrasive pads on the sealant
- Don’t let bottles sit on the bead
- Let new sealant cure fully before it gets wet
Give the silicone time to cure before it gets wet, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
When it is not the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
- A tray or bath that is cracked through
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

Surface by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.
