Bathroom resealing for Horam homes and businesses

Bathroom resealing in Horam, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Horam. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. If you are dealing with a reseal done over the top of the old bead and mouldy sealant that has gone black, we can put it right, whatever the surface.

Somewhere as small as Horam, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Every job comes with a 12-month guarantee.

Aftercare tips

So the new joints stay in good condition:

  • Squeegee the walls and tray after use
  • Dry worktop joints after washing up
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Horam: your questions answered

Is bathroom resealing in Horam guaranteed?

All our work, in Horam and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Horam in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Horam is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear quote.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

How do I get a quote for bathroom resealing in Horam?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Horam homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Maynards Green Community Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Different surfaces, different methods

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

What we’re called out for in Horam

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • Cracked, shrunken or lifting silicone
  • Leaking joints on a shower screen
  • Black mould in the silicone that won’t clean off
  • A joint torn by a bath that flexes

For an older house near a landmark such as Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not
  • How long the guarantee is
  • What insurance they hold

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in Horam and across East Sussex. Several sites can be quoted together.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Movement from a bath with loose feet or no proper support
  • A tray or bath that is cracked through
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks

The process

When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Horam needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
