Fire rated sealant in Horam
Filling a fire-stopping gap with standard silicone or caulk does not make it fire-rated. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We work on flats & HMOs, pipe & cable gaps and door frames, and common reasons people get in touch are open holes round services passing through fire walls and door frames with gaps between frame and wall.
If you have holiday lets, a converted barn used for business or a community building near Horam, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

How the job changes by surface
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified room by room.
Signs you need fire rated sealant in Horam
Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.
Keep an eye out for these signs:
- Cracked or shrunken fire-rated sealant
- Gaps where walls meet ceilings or slabs
- Open gaps behind door architraves
- Gaps left after a refit or conversion
If you look after a church, hall or community building such as Christ Church, older buildings that have had new heating or wiring often have service gaps worth checking.
What your quote should include
- What happens if the job turns out different
- Is VAT in the price?
- Whether they seal over old material or remove it
- Which sealant they’ll use, and why
What fire rated sealant looks like in Horam
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.
Schools such as Maynards Green Community Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

FAQs for Horam
Do you cover smaller places like Horam?
Yes, Horam is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What guarantee comes with fire rated sealant in Horam?
All our work, in Horam and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can you work in occupied buildings?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Out-of-hours work can be arranged.
How long will you be here?
Typically it takes from a few hours to a few days, depending on the number of gaps and the access. Bigger jobs take longer, and we’ll tell you how long to expect.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
What’s the difference between intumescent and fire-rated sealant?
Fire-rated is the broad term for sealants tested for fire stopping. Intumescent ones swell in heat, and they’re one option among several. We use whichever the specification and tested details call for.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
What happens on the day
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for a handful of gaps, and longer for a whole building. For a village or hamlet like Horam, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
Before we arrive
- Tell us if parking is tricky
- Mention any sign-in or site rules at work premises
- Mention if the joints have been sealed before

Advice
Work for landlords, hotels and businesses
We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
If you manage several properties in or around Horam, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
What sealant work cannot fix
In fairness, some problems need a different trade:
- Fire risk assessments, which need a qualified assessor
- Problems with the door itself rather than the gap around the frame
- Walls or floors that weren’t built to resist fire
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.
Joints and surfaces we work on
- Linear gaps
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
- Door frames
- Service penetrations
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Ask every contractor to reseal any fire stopping they disturb
- Keep pictures of seals that will be hidden
- File the fire-stopping record where your assessor can find it
- Look in service cupboards and ceiling voids from time to time
Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.
When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.
What happens if it’s left?
Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we will tell you. Older cottages and farmhouses around Horam can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.
