About our remedial sealant in Horam

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. New sealant only bonds to a clean, dry joint. We work on botched or over-sealed joints, shrunken worktop sealant and expansion joints, and the jobs we see most are wide, uneven beads that look worse than the old ones and products that weren’t meant for the joint.

For a small place like Horam, remedial sealant is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Our work is backed for twelve months, in Horam and everywhere else we cover.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Ask why a joint failed before redoing it
  • Keep bleach and abrasives off the bead
  • Never fill a movement joint with mortar or grout
  • Have loose fittings fixed before resealing

Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.

Where we work in Horam

  • Expansion joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints

Common problems we fix in Horam

Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, so it starts lifting sooner than it should.

Signs it’s time to call us include:

  • Sealant peeling off a dusty or damp surface
  • Wide, uneven beads that look worse than the old ones
  • Dark patches showing through the sealant
  • Products that weren’t meant for the joint

For an older house near a landmark such as Christ Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • What the cure time is
  • How the joint is cleaned and prepared

Choosing a sealant specialist

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on how much there is to do. Somewhere like Horam needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

Before we arrive

  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints

Advice

How the job changes by surface

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, which we’ll point out.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Horam: your questions answered

Is Horam within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is there a guarantee on remedial sealant in Horam?

All our work, in Horam and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Can you strip sealant from an acrylic tray safely?

Yes. We take our time over removal, particularly on softer surfaces like acrylic.

Do you have insurance?
