Friar's Gate External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for Friar's Gate, backed by a 12-month guarantee. Ask us for a quote.

- Sealant pulling away from one side of the joint
- Joints with sealant missing in places
Different surfaces, different methods
Cladding and façade panels
If the façade has a specified sealant, that’s what we use, or one the system allows. Send us any details you have about the façade.
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so the sealant in it must stay soft and stretchy.
External mastic in Friar's Gate, done properly
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you have cracked joints where brick meets render or frames and sealant that has lost its bond to the brick or render, we can put it right, on façade panels, concrete & block and render & cladding joints alike.
External sealant needs dry, clean surfaces, so work around Friar's Gate is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.
Whatever the size of the job, it’s backed by our 12-month guarantee in Friar's Gate and across East Sussex.

What affects the quote in Friar's Gate
You will get a clear quote before work begins. It takes into account:
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- How easy the joints are to reach
- When we can work, for business premises
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
What to tell us for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- If someone has resealed it before
- A few photos by email, if you can
- Where the job is, and your postcode
We quote each job on its own, so the first step is telling us about yours. Simply phone 0345 464 0079 or send us an email and describe the job, and photos are welcome.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the building and we leave things clean and tidy. Somewhere as small as Friar's Gate, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Friar's Gate: your questions answered
Is Friar's Gate within the area you cover?
Yes. Friar's Gate is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Eridge station. Can you help?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
How often do external joints need resealing?
It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
What does external mastic cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
What happens if it’s left?
Resealing a run of joints in one go is usually better than patching one at a time. Joints of the same age tend to fail together. Where a wall is exposed, as many are in small places like Friar's Gate, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Outside joints around Friar's Gate
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Bassetts Manor (about 3.6 miles north-west) are a reminder that the area around Friar's Gate has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
Managing a site like St John's Church of England Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Eridge station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. In the older streets around St John's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Honest limits
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Rising or penetrating damp from elsewhere in the wall
- Subsidence or other structural problems
- Adding movement joints to masonry that has none
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.
Joints and surfaces we work on
- Façade panels
- Brickwork movement joints
- Joints between brick and frames
- Render & cladding joints
- Concrete & block
- Copings & trims
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Don’t let climbing plants root in the sealant
- Check the sealant is paintable before painting near it
- Walk round the building once a year and look at the joints
- Make sure movement joints aren’t pointed over
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted.
Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
