Gutter sealing in Friar's Gate

We seal leaking gutter joints, end caps, fascia and soffit joints, along with roofline trims and garage door frames. It’s joint work, not replacing the gutter. We work on garage door frames, gutter joints and uPVC fascias, and the jobs we see most are water running down the wall below the gutter and gaps along fascia and soffit joints.

External sealant needs dry, clean surfaces, so work around Friar's Gate is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

You get a 12-month guarantee, the same in Friar's Gate as everywhere else we work.

What happens on the day

Before we leave, we go over the finished joints with you. The work normally takes anything from an hour or two to a few hours, depending on the size of the job. Somewhere as small as Friar's Gate, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. A gutter sealant is applied to the joint.
  5. The gutter is checked and debris around the joints cleared.

How to prepare

Advice

Different surfaces, different methods

Roofline trims

Roofline trims rely on sealant at their joints. When it splits, water can get behind.

Garage door frames

Garage door frames let rain in when their sealant fails. It’s removed and renewed.

Leave it or put it right?

Sealant won’t clear a blocked downpipe. We check the cause first and tell you if something else is needed. Around Friar's Gate, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Friar's Gate buildings and the weather

With historic houses such as Bassetts Manor (about 3.6 miles north-west) nearby, there’s older building stock in the area around Friar's Gate as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as St John's Church of England Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to St John's Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Eridge station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Your questions about gutter sealing in Friar's Gate

Will you come out to Friar's Gate?

Yes. Friar's Gate is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Friar's Gate in your area for gutter sealing?

Yes. Our work covers London and the South East, and Friar's Gate is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Is sealant enough for a gutter that has dropped?

Not on its own. If the gutter sags, the joints keep opening so it needs refixing before sealing.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

What guarantee comes with the job?

Our 12-month guarantee applies on every job.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Clean out the gutters once or twice a year
  • Do not leave a sagging gutter
  • Deal with a drip before winter
  • Watch for drips in a downpour

Give the sealant the cure time we tell you and avoid disturbing it.

Once roofline sealant splits, water can get behind it. Resealing early protects the boards.

What affects the quote in Friar's Gate

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • The old material and how stubborn it is
  • The type of sealant required
  • The number of rooms or windows

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints
  • Where the property is
  • If someone has resealed it before

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or email us.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
