About our external mastic in Bachelor's Bump
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on brickwork movement joints, render & cladding joints and concrete & block, and people most often call us about movement joints with cracked, split or missing sealant and leaking joints around cladding and façade panels.
Older homes in small places like Bachelor's Bump may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.
All of our work is guaranteed for twelve months.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Damp that isn’t coming from the joint
- Movement that’s more than a sealant joint can take
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.
Surfaces we seal
- Concrete & block
- Render & cladding joints
- Façade panels
- Brickwork movement joints
- Copings & trims
- Joints between brick and frames
The process
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of joints, longer for a whole elevation in most cases. For a village or hamlet like Bachelor's Bump, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules

Advice
Keeping the joints in good condition
Aftercare is simple:
- Tell anyone working on the walls about the movement joints
- Keep soil, plants and ivy away from the joints
- Avoid pressure-washing directly into sealant joints
- Fix overflowing gutters above sealed joints
Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
What the job involves on each surface
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.
FAQs for Bachelor's Bump
Does living near the coast affect external mastic in Bachelor's Bump?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Will you come out to Bachelor's Bump?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
How do I get a quote for external mastic in Bachelor's Bump?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint does not draw the eye.
Are you fully insured?
Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.
Should I point up the gap in my brickwork?
No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Outside joints around Bachelor's Bump
Bachelor's Bump is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
In the older streets around Christ Apostolic Church Hastings, the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as The Hastings Academy, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Three Oaks station, outside joints that have cracked can let damp into a rental, so check them between lets.

Other landmarks nearby include Conquest Hospital (2.3 miles west) and Hastings Castle (2.4 miles south-west). Not far away are Church Wood and Robsack Wood.
Why it’s worth doing now in Bachelor's Bump
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. Around Bachelor's Bump, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
