External mastic in Guestling

External mastic for homes and businesses in Guestling

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you have movement joints filled with mortar instead of sealant and joints where the bead has come unstuck, we can help, on copings & trims, concrete & block and façade panels alike.

External sealant needs dry, clean surfaces, so work around Guestling is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Outside joints around Guestling

Guestling is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Three Oaks station, split movement joints are easy to miss on a rental until damp shows inside. Homes close to St Laurence's Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Guestling is about 3 miles north-east of Hastings, in East Sussex. Homes, rented property, offices and hotels in Guestling can book us for external mastic, old or new, large or small. The work is guaranteed for a year. We cover 289 towns and villages across East Sussex. We also work in Brighton, about 33 miles from Guestling.

What the job involves on each surface

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Cracking across the wall rather than at a joint
  • Render that is blown, hollow or coming away
  • Structural movement, which needs a surveyor or engineer

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Surfaces we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block
  • Façade panels
  • Copings & trims

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Guestling questions

Can you help a landlord with a rental near Three Oaks station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Is external mastic in a coastal place like Guestling any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. In a small place like Guestling, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Try not to wet indoor joints just before the visit

Advice

How we quote for external mastic

For a quick quote, just ask. The main things that affect it are:

  • When we can work, for business premises
  • The type of sealant required
  • The number of rooms or windows
  • Whether there’s mould to deal with

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

When to call us in Guestling

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.

The most common problems we see are:

  • Weeds or debris growing in open joints
  • Rigid filler in a joint that should flex
  • Damp patches traced to an open external joint
  • Sealant pulling away from one side of the joint

If you look after a building such as Guestling Bradshaw Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions to ask before booking

  • Whether they’re fully insured
  • How the joint is cleaned and prepared
  • How the colour is chosen
  • What happens if the job turns out different

Our hiring checklist

What happens if it’s left?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. In a small place like Guestling, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
