External mastic for Holton Hill homes and businesses

External mastic in Holton Hill

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We strip the joint back and start again. We work on render & cladding joints, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are joints with sealant missing in places and moss and dirt in joints with no sealant left.

External sealant needs dry, clean surfaces, so work around Holton Hill is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

Big or small, you get the same 12-month guarantee.

Holton Hill: your questions answered

Is Holton Hill within the area you cover?

Yes. Holton Hill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Holton Hill in your area for external mastic?

Yes, Holton Hill is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing.

How often do external joints need resealing?

That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year and reseal when it splits.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once.

How long before the joint can be used?

It depends on the product. Before we leave, we will tell you the cure time.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Holton Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Different surfaces, different methods

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

When something else is needed

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

Surfaces we seal

  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Joints between brick and frames
  • Concrete & block

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How to look after the new joints

Looking after new joints is easy:

  • Keep high-pressure jets off the joints
  • Check the sealant is paintable before painting near it
  • Clear growth from the base of walls and joints
  • Have failed joints looked at early

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.

Act while the splits are small. Then it’s a straightforward cut-out and reseal.

Signs you need external mastic in Holton Hill

UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

Any of these means the joints need attention:

  • Leaking joints around cladding and façade panels
  • Sealant pulling away from one side of the joint
  • Weeds or debris growing in open joints
  • Rain getting behind render or cladding at a joint

Schools such as Burwash CofE School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Questions to ask before you book

  • Whether they’re fully insured
  • Whether all the old sealant comes out first
  • Whether VAT is included
  • Whether you can choose the colour

What affects the quote in Holton Hill

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Which sealant suits the joint
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • The address or postcode of the job

External mastic in Holton Hill: local notes

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Bateman's (about 0.9 miles south-east) nearby, there’s older building stock in the area around Holton Hill as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

For landlords with property near Stonegate station, split movement joints are easy to miss on a rental until damp shows inside. For an older house near a landmark such as The Parish Church of St Bartholomew, an extension built onto an older house moves differently, and the joint between them takes the strain.
