Fire rated sealant in Glyndebourne
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. We work on door frames, linear gaps and service penetrations, and common reasons people get in touch are linear gaps at the head of walls and joints picked up in a fire-stopping survey.
For holiday lets, converted business premises or a community building near Glyndebourne, the washrooms, kitchens and any fire-rated joints need the same care as a big site.
Every job is covered by a 12-month guarantee, wherever you are in East Sussex.

What we can’t put right
We will always be straight with you, so here’s what sealant cannot fix:
- Openings too large for sealant, which need batts, boards or another system
- Problems with the door itself rather than the gap around the frame
- Construction that doesn’t provide fire resistance on its own
If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

What fire rated sealant looks like in Glyndebourne
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.
If you look after a building such as Ringmer Primary and Nursery School, fire-stopping around service openings should be restored whenever new services go in. If you look after a church, hall or community building such as St Mary's Church, older buildings that have had new heating or wiring often have service gaps worth checking.

When to call us in Glyndebourne
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried.
Signs it’s time to call us include:
- Open joints along the top of partitions
- Joints picked up in a fire-stopping survey
- Door frames with gaps between frame and wall
- Old fire sealant that has split or come away
Rented homes near Glynde station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

How we quote for fire rated sealant
We quote each job individually. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- Access and height
- The size of the job
- Which sealant suits the joint
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Helping us quote
When you contact us, these details help:
- Whether it’s a home or a business
- What’s wrong with the joints now
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
There’s no standard price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To get started, call 0345 464 0079 or email us.
What the job involves on each surface
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We seal them along their full length.
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail and we flag any that need another system.
For landlords and businesses
We also work for property managers and facilities teams. Several sites can be quoted together.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Glyndebourne questions
Do you cover Glyndebourne for fire rated sealant?
Yes. Our work covers London and the South East, and Glyndebourne is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.
Will you come out to Glyndebourne?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can I choose the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
Can you work in occupied buildings?
Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Early starts or out-of-hours work can be arranged.
What’s the difference between intumescent and fire-rated sealant?
Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.
Will we have a record of what was sealed?
Yes. When the job is done, we give you the locations and products. If you need photos or a set layout, ask when you get a quote.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
What we do, step by step
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of gaps, and longer for a whole building. In a small place like Glyndebourne, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare
- Clear items away from the joints we are working on
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
