Meads Fire Rated Sealant
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homes and businesses in Meads and across East Sussex. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Damaged fire sealant left by other trades
- Gaps filled with a product that isn’t fire-rated
- Gaps flagged on a fire risk assessment
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Take pictures of fire stopping before ceilings or boxing go back
- Store the list of sealed gaps with your building paperwork
- Ask every contractor to reseal any fire stopping they disturb
- Don’t paint over fire sealant until it has cured
File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.
Fire rated sealant for homes and businesses in Meads
Deciding which gaps need fire stopping is not our role; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. Common call-outs are for gaps flagged on a fire risk assessment and fire seals that have cracked with movement, on pipe & cable gaps, service penetrations and linear gaps.

Quotes for fire rated sealant in Meads
Every job gets its own quote. These are the things that affect it:
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- The number and length of the joints
- When we can work, for business premises
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
Helping us quote
What to tell us when you ask for a quote:
- Whether it has been sealed before
- Where the property is
- Whether it’s a home or a business
- Photos by email, if that is easy
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand.
Surface by surface
Plasterboard walls
Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach and we will flag it.
Service penetrations
Service penetrations are where new gaps often appear. We clean out what’s there and reseal to the right depth over any backing the detail calls for.

Where is Mr Mastic based?
We work from Crawley. We cover Meads and the rest of East Sussex.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
How long does fire rated sealant take?
A typical job takes anything from a few hours to several days, depending on how many gaps there are, including preparation and clearing up. Your quote will say how long we expect yours to take.
Do you provide details of the products used?
Yes. Every gap we seal is listed with the product used.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Fire rated sealant around Meads
For seaside hotels, guest houses and holiday lets around Meads, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. What we cannot put right
New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant won’t put right:
- Openings too large for sealant, which need batts, boards or another system
- Walls or floors that weren’t built to resist fire
- Sign-off of the building, which sits with building control or your assessor
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

What we do, step by step
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on how much there is to do. In a smaller place like Meads, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Where the tested detail needs backing or fill, we fit it.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children
- Mention any sign-in or site rules at work premises

Advice
Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Leave it or put it right?
Squirting in whichever sealant is nearest does not make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. Homes in smaller places like Meads can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
