Fire rated sealant in Mayfield

Why act early in Mayfield

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. Older cottages and farmhouses around Mayfield can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How we handle fire rated sealant in Mayfield

Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, and we can record what went where. If you are dealing with holes left by a change of layout and standard silicone or caulk in a fire-stopping gap, we can help, whatever the surface.

In a village or hamlet like Mayfield, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Fire rated sealant around Mayfield

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

For landlords with property near Crowborough station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Schools such as Mayfield Church of England Primary School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

How the job changes by surface

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment.

FAQs for Mayfield

I let a flat near Crowborough station. Can you help?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Mayfield?

Yes, Mayfield is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is intumescent sealant the same as fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all.

Can you fill the gap behind a fire door frame?

Yes. We seal the gap between the frame and the wall with a suitable fire-rated product, to the product’s details. The door, its seals and closer are for a door specialist.

Where do you work from?

Mr Mastic is based in Crawley. We cover Mayfield and the rest of East Sussex.

Can you tell me which gaps need fire stopping?

No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.

What does fire rated sealant cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Mayfield, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

Related advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Do you need fire rated sealant in Mayfield?

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it can be left open when a door is replaced.

People usually contact us when they notice something like this:

  • Damaged fire sealant left by other trades
  • Sealant items on a fire risk assessment action list
  • Door frames with gaps between frame and wall
  • Ordinary sealant used where a fire-rated product was needed

For buildings such as Church of St. Dunstan, older buildings that have had new heating or wiring often have service gaps worth checking.

Landlords, agents and businesses in Mayfield

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Aftercare tips

Aftercare is simple:

  • Store the list of sealed gaps with your building paperwork
  • Look in service cupboards and ceiling voids from time to time
  • Plan fire stopping into any work that goes through walls or floors
  • Don’t fill fire-stopping gaps with ordinary foam or silicone

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
