Fire rated sealant in Winchelsea Beach

Fire rated sealant in Winchelsea Beach

We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you are dealing with sealant items on a fire risk assessment action list and door frames with gaps between frame and wall, we can help.

Somewhere as small as Winchelsea Beach, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

Big or small, it’s backed by our one-year guarantee.

How it works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work usually takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Winchelsea Beach, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us about any water getting in
  • On commercial sites, let us know about site rules

Ask for a quote

Advice

Honest limits

A few problems are outside what sealant work can do:

  • Fire risk assessments, which need a qualified assessor
  • Large holes that need a different fire-stopping system
  • Construction that doesn’t provide fire resistance on its own

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Plasterboard & masonry
  • Linear gaps
  • Service penetrations
  • Door frames
  • Pipe & cable gaps
  • Flats & HMOs

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Check risers, ceiling voids and cupboards during building checks
  • Take pictures of fire stopping before ceilings or boxing go back
  • Check whether a sealant can be painted before decorating over it
  • File the fire-stopping record where your assessor can find it

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.

Different surfaces, different methods

Linear gaps

A linear joint may need to allow for movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Workplaces and buildings in Winchelsea Beach

For seaside hotels, guest houses and holiday lets around Winchelsea Beach, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Rented homes near Winchelsea station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product. Managing a site like St Thomas' Church of England Aided Primary School? Then fire-stopping around service openings should be restored whenever new services go in. If you look after a church, hall or community building such as St Richard, gaps around pipes and cables are worth checking after any building work there.

Why act early in Winchelsea Beach

Sealant isn’t the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We will say so if a gap needs something other than sealant. Older cottages and farmhouses around Winchelsea Beach can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
